Our client initially tasked us with carrying out full electrical installation condition reports on two of their premises in the Brighton area. We completed one on their beachfront hotel and another on one of their three local language schools. Upon completion of the testing and inspection at their Hove language school our findings showed a large number of problems with the electrical installation. These ranged from minor issues to serious safety concerns including potentially life threatening faults. The client was presented with our findings and instructed us to quote for a full rewire and update of all their systems including power, data, security and fire safety.

As it was, the building had no provision for emergency lighting, there was no structured cabling in place and the amount spent on wasted electricity was enormous. We decided that the best approach was to offer a system that would mean huge savings in their energy bills and also a system designed with safety as a top priority. Our first port of call was to incorporate a building wide emergency lighting system to ensure the safety of both staff and students should there be a loss of power. We mostly intergrated this into the new lighting being installed in common ways, classrooms and offices but we also fitted many stand alone emergency lights in areas not subject to normal movement such as fire escapes at the rear and side of the building.

Over the years expediant upgrades had been made with loose ethernet cables tied up and pinned throughout the building. Small home network switches unsuitable for commercial purposes were in use in about five or six locations. All of these additions were adding up and creating constant network problems. We decided to simplify their system and a more effective school  wide network was  established with the use of  Cat5e structured cabling.  We installed a

central server cabinet and from there we ran cables to 40 new data outlets throughout the building. All cabling was hidden which made for a much neater appearence with the added benefit of having no loose cables left trailing along floors, walls and ceilings.

Power requirements were met by the use of a system seperating critical from non-critical power. A large commercial premesis is often subject to large energy bills simply because staff forget to switch things off at the end of the working day. We concluded that by allowing critical items such as the CCTV system, the phone system, fridges, fire alarms and the server to remain on during the night, but having a simple way to turn of all non-critical items such as lighing, socket outlets and computers at the flick of a switch upon leaving the building would amount to a 30% reduction in annual energy bills for the building. Add this to the use of new energy efficient lighting throughout and the client stood to save a large amount of money year on year. for mass switching without affecting things such as the emergency lighting, security system and the fire system which for obvious reasons would need to remain operational overnight. To date the system is still in use and the client has already seen a dramatic drop in their energy bills for this premises.

One of the main difficulties during this project was delivering certain complete stages of the installation on time and on budget. We were pressed from day one to get at the very least the ground floor back online so that students could be introduced back into the parts of  the building where work had been completed.  The client simply could not

have afforded to shut down such a large learning centre fully until all works were completed. To enable this to happen we worked stage by stage ensuring site access was limited to all but contractors working and allowing completed areas of the build to be safely used. A system was put in place that effectively meant that the school was only fully closed for two weeks minimising down time and financial loss for the client.

The client remains satisfied that the system installed has met all their current and future requirements. We remain confident that the system installed will remain safe, user friendly, current and efficient for decades to come.
